Not every job is a planned renovation. Sometimes you get a call because something has failed โ and it needs fixing properly, quickly, and without putting vulnerable people at risk.
That's exactly the situation at this Marsfield retirement village. A damaged water service had left part of a main corridor broken up and unsafe. The village needed it restored, not just patched โ and with residents using that corridor every day, the access problem was as big as the repair itself.
The Problem
A failed water service means excavation. And excavation through a pebblecrete corridor leaves you with a hole, a trench, broken edges, and a surface that's structurally compromised in the repaired zone.
On this site there were three compounding issues:
- Removal and replacement of damaged pebblecrete โ the affected section had to come out to access and repair the water service
- Level matching โ once the trench was backfilled, the repaired area had to be brought back to exactly the same level as the surrounding corridor, with no trip edges
- Continuous safe access โ this is the main corridor of a retirement village. Residents, some with mobility aids, needed to get through it every single day
And underneath all of it: pebblecrete itself. You can't simply pour a patch and expect it to blend. The aggregate texture, the level, the colour โ all of it has to be addressed or you're left with an obvious scar running through the corridor.
Why Epoxy Filler, Not Concrete
The repair called for a specialist epoxy filler rather than standard concrete patching. That's a deliberate technical choice:
- It bonds stronger โ epoxy bonds to the existing substrate far better than a cementitious patch, which can debond along the joint line
- It cures fast โ critical when the corridor needs to be back in use quickly
- It can be feathered โ epoxy can be worked down to a fine edge, which means a seamless transition into the surrounding surface instead of a visible ridge
- It's dimensionally stable โ no shrinkage cracking as it cures, which is exactly what you get with a plain concrete repair
- It creates the perfect base โ once levelled, the epoxy gives the resurfacing system a sound, flat platform to bond to
This is the detail that separates a repair that lasts from one that reopens in twelve months.
The Process
- Remove damaged pebblecrete & repair the water service areaThe affected section was cut out cleanly to give access to the water service, then the excavation was properly reinstated.
- Fill and level with specialist epoxy fillerThe repaired zone was filled and brought back to precise level with the surrounding corridor โ no lip, no trip hazard, no hollow spot.
- Custom coloured finish selected by village managementThe finish colour was chosen by management to suit the village's existing palette, so the corridor reads as a considered upgrade rather than a repair.
- Resurface the full 80 mยฒ corridorThe entire 80 mยฒ was resurfaced โ not just the repaired section. Resurfacing the whole corridor was the only way to achieve a consistent colour and texture without a visible patch line.
- P5 anti-slip finishA P5 slip rating was applied across the full surface โ the highest pedestrian slip classification under Australian standards.
Why we resurface the whole area, not just the repair: A patch, however well executed, will always show โ different aggregate texture, slightly different colour, a joint line you notice every time you walk past. Resurfacing the full corridor costs a little more upfront but delivers a genuinely consistent result, and it resets the lifespan of the whole surface, not just one section. For village management, that's the difference between "we had a repair" and "we upgraded it."
The Challenge: Keeping the Corridor Usable
This was the part that required the most planning. A retirement village corridor can't simply be closed off โ residents need to get to their units, to communal areas, to the front door.
So the works were staged:
- Worked in sections so there was always a clear, safe path through
- Kept barriers and signage clear and visible โ critical for residents with low vision or mobility aids
- Coordinated with village management around busiest times of day
- Ensured no wet coating was ever left where a resident could walk through it
- Cleaned and made safe at the end of every shift
It's slower than working straight through. But on a site with elderly residents, safe access isn't negotiable.
The Results
- Restored and upgraded โ the damaged section repaired properly, and the whole corridor brought up to a modern standard
- Safe underfoot โ P5 anti-slip rating across all 80 mยฒ, safer than the original pebblecrete ever was
- No visible patch line โ consistent colour and texture across the full corridor
- Better performing than new pebblecrete โ smooth, sealed, easy to clean, no aggregate to trap dirt
- Zero resident disruption โ safe access maintained throughout the entire job
